Low Cost Rentals

We recognize that owning a home is not for everyone, which is why Community Housing Alternatives offers rental housing.  We currently have 10 rental sites and are planning to add additional units in the coming year.

Our units range in size from 2 to 4 bedrooms.  Currently we have no 1 bedroom units in our housing stock.

To qualify for Community Housing Alternatives’ rental housing program, you must earn less that 50% of the area median income.

Tenant Selection Policy

Community Housing Alternatives Nonprofit Housing Corporation provides low cost affordable housing options to persons with low incomes that wish to reside in Washtenaw County.  It is our philosophy that all persons are entitled to safe, decent, affordable housing.

Persons applying for rental housing with CHA must meet the following criteria:  

  1. Applicant must meet the current income eligibility requirements for extremely low/very low income households in accordance with the HUD determined PMSA for the Ann Arbor area.  

  2. Applicant must submit the completed, signed application for housing along with proof of income and items as indicated on the application checklist.

  3. When a unit comes available, applicant will have 5 business days to accept or reject the unit.  After the time has expired, we will offer the unit to the next person on our applicant list.

  4. Applicant must be able to submit their deposit and occupy unit within the agreed upon timeframe.  Units will not be held for those that are not prepared to occupy an available unit by the date of availability.

  5. Applicants must provide a deposit equal to one month of rent.  The rent for the month of occupancy will be pro-rated depending on the lease date.

  6. Community Housing Alternatives will accept rental subsidies that you may have to assist with the cost of rent (i.e. Section 8).  It is important that you let us know that you have the subsidy at the time that you are offered a unit so that we can coordinate with the appropriate individuals for any necessary inspections or to complete any documentation that may be needed to assure that you are able to occupy the unit in a timely manner.

Lease Rules

The purpose of Community Housing Alternatives is to provide property management only.  Therefore, Community Housing Alternatives will expect the applicant to:  

  • Maintain any and all personal help and services necessary to facilitate in the upkeep of the rental unit.
  • Coordinate medical/dental appointments with Support Team.
  • Maintain responsibility for personal belongings
  • Maintain responsibility for transportation
  • Maintain responsibility for cleanliness of the unit
  • Avoid any activities that would be considered illegal on the premises.  

The above will promote a healthy, safe and comfortable home environment for the tenant/s, while providing some assurance to the landlord regarding upkeep of the physical premises.  

Community Housing Alternatives reserves the right to change, or modify these expectations as deemed necessary to assure upkeep of the premises.
